St. Louis Real Estate Tip of the Week: Location, Location, Location is Key to Real Estate Investing

The best advice for investing in real estate is the location of the property!  If you are looking to invest in real estate, to establish a portfolio that will grow as property appreciates, or if you are a first-time home buyer and desire to get into the real estate market, it’s important to invest in areas that are in demand. Proximity to freeways, area economy, and a superior school district create demand.

Real estate tip of the week: Surprise…LOCATION, LOCATION, LOCATION!

In an ideal location and in the heart of Creve Coeur, a charming condominium complex with great amenities and a superior location is a fantastic ground-floor condominium for sale.  This condo has is only a block from Highway 270!  The complex itself is set far enough back off of Olive, which reduces traffic noise that one might expect from a location in a thriving area.  From this complex, you can walk to one of many grocery stores, banks, and restaurants.  City Place is adjacent, which offers employment to many businesses and attracts employees looking to live nearby and requiring tenancy.

So, here are some details of my listing: one bedroom with a large walk-in closet, one bath, and an updated kitchen.  This kitchen boasts stylish white cabinets, sleek hardware, stainless appliances, and granite counters. All appliances are included, the stainless steel Frigidaire refrigerator too!  No need for a laundry mat, because it also has a stackable Bosch washer and dryer!

You will feel the charm the minute you open the door.  Your eye will be drawn to the brand new oak-like laminate flooring.  The unit also features marble flooring in the dining area and bathroom.  The entire unit has been freshly painted throughout, including ceilings.

There is a charming fenced private patio off the living room for outdoor entertainment and pleasure.  The gas fireplace adds warmth in the winter. There is added security with a control entry building.

The lobby is so unique with a California style lobby full of fresh green plants, palm trees and skylights. I have yet to see another condominium building lobby with this style and feel. The complex also features an outdoor pool with comfortable furniture for rest and relaxation.

Another plus, is the Parkway School District.  Parkway School District comprises 29 schools in Chesterfield, Town and Country, Manchester, Maryland Heights and Creve Coeur. The District's mission is "to ensure all students are capable, curious and confident learners who understand and respond to the challenges of an ever-changing world."  The District boasts 14 national "Blue Ribbon" schools and serves more than 17,000 students.

The unit is charming, the building has blooming flowers on the exterior, the location seals the deal, as location, location, location is everything when making an investment in real estate. This unit is available at just $55,000.  I encourage you to call a realtor such as myself in order to learn more about this and other fabulous investments in all areas of St. Louis County.
