St. Louis Business Journal: Delmar Gardens Eyes Proposal For Creve Coeur Project

Report says the company wants to submit a master plan for an $80 million dollar project on 28 acres on Ladue Rd.

' President and CEO reportedly has his eyes on what the St. Louis Business Journal calls his company's "Dream Project", which if it comes to fruition could mean an $80 million dollar multi-use campus located on 28 acres off Ladue Rd. The St. Louis Business Journal reported in March 2010 that the company purchased the property, west of Interstate 270, in foreclosure proceedings. Levinson Homes had sought to develop the Belle Maison Home subdivision in Creve Coeur before a bank fraud case sent Ed Levinson to prison, according to the St. Louis Post-Dispatch. 

Creve Coeur Patch contacted Delmar Gardens representatives Friday morning for comment and have not had a phone call returned. Late Friday afternoon, the company said any comment would have to come through Delmar President and CEO Gabe Grossberg, who would be out of the office until Monday.Creve Coeur City Administrator Mark Perkins told Patch Friday morning that he had not been in touch with a developer about the potential project. 

According to the St. Louis Business Journal report, Delmar Gardens hopes to submit a master plan to the city before May and complete the Levinson residential project. Community Development Director Paul Langdon told Patch Friday morning "they haven't spoken to me about finishing that master plan at all." Langdon said the Levinson project itself was already approved by the city but that the city would need to approve a re-filed subdivision improvement plan.

A variety of elected city leaders have all said answering the question of how this piece of property gets developed is a key for the community's future. Planning and Zoning Commission meeting minutes dating back to 2009 highlighted a high-profile debate in Creve Coeur over what should happen to another piece of property owned by Delmar Gardens, this one close to their existing Creve Coeur facility. A request to rezone that property was withdrawn.

Creve Coeur City Councilwoman Laura Bryant has requested discussion of the latest proposal as part of  Monday night's council meeting.
