Delmar Gardens Plan For Creve Coeur Could Be Submitted This Summer

City planners anticipate a formal application later this summer for Ladue Road project after meeting with company representatives Thursday afternoon.

After months of hearing rumors about Delmar Gardens' interest in developing a 28 acre parcel of land on Ladue Road in near Interstate 270, city leaders met with executives from the skilled nursing firm Thursday afternoon to discuss the project.

City Administrator Mark Perkins and Creve Coeur's Director of Community Development Paul Langdon said he and City Administrator Mark Perkins met with Delmar Gardens CEO Gabe Grossberg and a handful of other company representatives.

No one else was present representing the city.

According to Langdon, the proposal in its current form would eliminate the direct entrance onto Ladue Road and would include use burming, stone and brick to "beautify" the streetscape. Langdon said the three-phase project, broken down into a skilled nursing unit, an assisted living component and then 10 single family luxury homes, includes 40 percent of greenspace and that it appears developers "have given a lot of thought" to how the project would impact neighbors. He said designs for the project were still in conceptual stages.

The skilled nursing portion, Langdon said he was told at the meeting, would replace existing facility in Creve Coeur. He said there was no indication which phase of the project could come first.

A message seeking comment from Grossberg was left Thursday evening.

Langdon said he anticipates receiving a full application by the end of July or the middle of August, with a full 30 day notice period before a public hearing at a Planning and Zoning Commission meeting.

The project could require a series of approvals from other agencies, including the Missouri Department of Transportation and the Missouri State Department of Health and Senior Services.
