At Arch City Homes, we believe it is important that a home that is being listed for sale is not put on the market until it will show its best.

It's hard to undo first impressions.

It's true when you meet people, and it's true when you walk into a home.

Homes listed for sale need to be spotless, uncluttered and in good condition. Things that are broken or in shabby condition need to be fixed or replaced. Paint scuff marks need to be touched up or rooms repainted. Empty homes often do better when they are staged by interior designers.

Of course there are times when a homeowner is not prepared to do the work or spend the money to remove every blemish prior to listing their home. Homes in even poor condition will sell as long as they are priced to match the condition.

Our newest listing is in unincorporated Creve Coeur at 11411 Tiverton Ct. Located in Polo Ridge subdivision off Dautel Rd, this home is in a great location and has a flat cul de sac lot.

While the home has plenty of upgrades including a new roof and siding, and granite counters with a coordinating HGTV style tile back splash, the house wasn't ready to go on the market when we first saw it. Yesterday a painter worked on the interior and exterior paint, and minor repairs will be finished this week. By next week, the house will be professionally staged to help buyers imagine what the house would look like when it was decorated.

We could have pushed to have the house on the market this weekend, but it wasn't the right thing to do. Losing one weekend is worth making a great first impression.
