I currently manage a few investment properties for a family member with plans of owning my own properties here in St Louis. Having said that I might be able to share some thoughts. Some of what I learned came from the Carlton Sheets program and Robert Kiyosaki (highly recommended). Most Americans unfortunately do not understand the difference between an asset and a liability. An asset by definition is something that generates income. If your house does not generate spendable income then it is not an asset by definition. It then becomes a liability. Most people carry a 30 year mortgage where they are paying PITI (principle, interest, taxes, and insurance) which is mostly throwing money away. In your monthly mortgage payment you only get a VERY small portion that goes towards your principle and the rest is wasted money. Not including maintenance, repairs, and necessary upgrades to your home. So how does your home qualify as an asset??? Most people think it's an investment because they hope to purchase low and sell high like in the stock market. We know from experience that the market fluctuates with no guarantees of appreciation. Even with the appreciation how would those numbers look if you deducted the interest, taxes, and insurance that you pay for your home? Or the difference in what you would pay for a smaller, more modest home? These are questions to ask and the answer in most cases is that you will end up losing in the long run or there are better places to put your money than your home. However, we all need to live somewhere and have a "living expense". So if you are able to purchase and work towards owning a property as oppose to just renting I think that is better in the long term IF you plan on keeping the property or if you can have a mortgage that matches what you would ultimately pay in rent. Basically, if you have to pay to live somewhere it's probably better to work towards ownership. However it's all about cash flow. If you can live in a modest home or rent and keep your housing expense low it should leave you with more money to invest in other types of investments such as Gold. So again it comes down to which "asset" in the long term is a better choice for you. Don't get caught up in the average mentality that your home is your biggest asset. It's truly only an asset if you have rental properties where you have a positive cash flow. Most people don't rent out rooms in a house or basement apartments so their house is nothing but a big liability. Many people buy the biggest house they can thinking that it's their "nest egg" and will make a retirement from selling their house. I would completely stray away from that type of mentality and read books from Robert Kiyosaki and Donald Trump. I hope someone reads this and it helps. Arvind
