Jet's Pizza A Step Closer To Opening In Creve Coeur

The Michigan-based chain wants to open on Olive Boulevard east of Interstate 270.

Creve Coeur's Planning and Zoning Commission gave unanimous approval Monday night to a proposal by Jet's Pizza to open a delivery/pick-up only restaurant in the former Shear Images space at Olive Boulevard and Graeser Road. Restaurant backers told the Commission that they expect a 75 percent delivery-25 percent pickup in terms of the breakdown in business traffic. While there are no plans for sitdown business at the restaurant, the plan approved Monday does allow for up to 16 seats inside. Employee and delivery vehicles would be parked in the rear of the building, or "as far away from Olive as possible," City Planner Whitney Kelly told the panel. Apartment Plan: Great Project In Wrong Place or Key To Redevelopment?

Creve Coeur Planning and Zoning Commissioners like the idea of an apartment complex proposal for Old Olive Street.

Creve Coeur's Planning and Zoning Commission took no action on an apartment complex targeted for the east side of the city Monday, after hearing from city staff, the public and a developer behind the planned complex on Old Olive Street Road. The Vanguard at Creve Coeur would place 174 high-end multi-family units in an area close to the AMC 12 Theatre and adjacent to Carriage House Apartments. The proposal would require rezoning the 5+ acre project from "General Commercial" to "Core Business." Current zoning ordinances do not allow residential projects in areas zoned "General Commercial." The project requires several actions also be taken by Creve Coeur's Board of Adjustment on appeal, prompting the city's Planning and Community Development…

Apartment Complex Proposal Back On City Planning Agenda Monday

The Vanguard At Creve Coeur is proposed for Old Olive Street.

Creve Coeur's Planning and Zoning Commission will try for a second time to hear a Chicago-based developer's plans for a 174-unit apartment complex called The Vanguard at Creve Coeur, to be developed at 10360 Old Olive Street. The property is the former home of Immanuel Baptist Church, across from Kohn's Deli. A P&Z meeting over the property could not be held as scheduled last month because of a lack of a quorum. Nearby residents and a business owner still spoke out about traffic concerns related to the proposal. The prospective owner, Covington Realty Partners, needs to have the property 5.26 acre rezoned from General Commercial to Core Business. City Panel Holding Hearings On Restaurant Space & Sports Bar Plan

Under a zoning rule being considered, restaurants could occupy more than 25 percent of available space in certain parts of the city.

The owner of Post Sports Bar and Grill in Maplewood will ask Planning and Zoning Commission Tuesday to amend city codes in a way that will allow him to bring a spinoff restaurant to Creve Coeur. Adrian Glass has filed a request for a Conditional Use Permit to open the eatery in the former Growlers Pub space, vacant for two years at the Farmers Bank shopping center across from CityPlace. From what I understand...Growlers did not abide by the same requirement. I think the rationale came from not wanting parking to be overrun by high volume tenants, but the 25 percent figure was acknowledged as being something somewhat plucked out of thin air, which is in part why city planners are looking at eliminating the requirement citywide.   more ›

Residents Pan Proposed Delmar Gardens Proposal For Ladue Road In Hearing

Creve Coeur's Planning and Zoning Commission could make a recommendation November 5.

In front of a standing room only crowd at the Creve Coeur Planning and Zoning Commission public hearing Monday night, more than 20 residents spoke about a Delmar Gardens proposal that would build skilled, independent and assisted living facilities on 28 acres of land on Ladue Road near Interstate 270. All but one who spoke voiced opposition to the plan, which has been in the works for more than a year and the source of community conversation for longer than that. The concept of the proposed Delmar Gardens project is in line with the growing senior living concept of communities---continuim of living, from a few indedpendent houses, assisted livinging, skilled care--all on one site. City Panel Says No To Change In Medical Zoning

Creve Coeur Planning and Zoning Commission members decide there are too many murky areas of legal definition regarding what constitutes a hospital to move forward with a proposed text amendment.

Creve Coeur's Planning and Zoning Commission unanimously voted Monday to oppose a proposal that would have allowed areas zoned "planned office" to house "Post-Discharge Surgical Recovery Clinics," after hearing from hospital interests who said the move would be the equivalent of a code workaround for someone who wanted to bring a hospital to Creve Couer without calling it one. Also at issue is that the State of Missouri doesn't yet legally recognize what a "Post-Discharge Surgical Recovery Clinic is. The request came from property owners at 450 North New Ballas, who say they are trying to make it more marketable in an effort to fill space there that has been vacant in some areas for as long as seven years. Creve Coeur Planning and Zoning: AMC In-Theatre Dining On The Menu

The city panel meets Monday at 7 p.m.

Creve Coeur Planning and Zoning Commission members are scheduled to hold a public hearing Monday night on plans for AMC Theatre to bring the company's "Dine-In" concepts, known as "Cinema Suites" and "Fork & Screen" to the St. Louis ara. Both concepts involve shrinking the capacity for movie-goers in each theatre. "Cinema Suites" would only be open to patrons 21 and older. "Fork & Screen" audiences would have to be accompanied by someone 18 or older. City staff recommends approval of the proposal under the following conditions: 1.
